An exemption also applies when purchasing vacant land under $300,000, with a discounted rate up to a block value of $400,000.

Home Buyers Assistance Account (HBAA)

The scheme provides a grant of up to $2,000 to cover incidental expenses of first home buyers purchasing an established or partially built home through a licensed real estate agent where the purchase price is under $400,000.  Note the funds are only available following settlement.

More information on the HBAA is available on the Department of Commerce website.

First Home Loan Deposit Scheme (FHLDS)

It does this by providing a guarantee that will allow eligible first home buyers on low and middle incomes to purchase a home with a deposit of as little as 5%, without the need to pay Lender's Mortgage Insurance.  The Scheme will support up to 10,000 loans each financial year.

Eligibility criteria includes:

  • Income thresholds - up to $125,000 per annum for singles and $200,000 per annum for couples (assessed in the financial year preceding the financial year in which the loan is entered into)

  • Maximum purchase price of $400,000 for Perth and $300,000 for the rest of WA

This scheme is only offered through certain lenders.
